01 · How it works

Four steps, and you can see all of them.

  1. 01

    We verify a property

Title, survey, valuation. If the paperwork does not clear, it does not list.

  2. 02

    It is split into units

An SPV holds the asset. Its equity divides into units from ₦50,000.

  3. 03

    You buy what you want

One unit or two hundred. Your name goes on the register.

  4. 04

    Rent lands quarterly

Costs come out, the balance is split by unit count and paid to your bank.

Two ways to hold.

Rental

Finished homes, already earning

Tenanted residential property. The SPV collects rent, covers management, and distributes the balance quarterly.

Land

Verified plots in growth corridors

Titled land held for appreciation. It pays no rent while you hold it, so the return, if any, comes on sale.

Hold and earn

Keep your units, take the quarterly rent while the property is tenanted.

Sell on the marketplace

List units to other investors. Liquidity depends on a buyer being there.

Full property sale

Holders vote to sell, proceeds split by unit count, the SPV closes.

Where your money actually sits.

Each property is owned by its own CAC-registered company, holding that one asset and nothing else. You buy units in it. Sunrise Premium administers the company; the company owns the property; the two balance sheets never touch.

  • One SPV per property

Nothing is pooled, so one property's trouble cannot reach another's.

  • Title verified before listing

Independent title search and survey, or it does not list.

  • Milestone-based disbursement

Capital released against inspected construction, never all upfront.

  • Separate custody of funds

Money sits in the SPV's account, not on our balance sheet.

  • Documents given, not described

Register entry, title and valuation, handed to every holder.

  • Every fee on the table

Platform and management fees are stated on the listing, before you commit a naira.

Every property is inspected and every developer verified before it is listed. We launch in one city so we can do that properly.

For developers

Raise from thousands of investors instead of one bank.

Cost of capital

Outside the 25% loan

Equity priced against project economics, not a rate you cannot control.

Speed

Raise while you build

Units release in tranches, so capital arrives against milestones.

Structure

Ring-fenced per project

Own SPV, clean books, no cross-collateralisation with your other sites.

Demand

Buyers who know you

The investors funding the build are a warm market for the finished units.

Three developers are already on board. We are adding more ahead of launch.

Listing fees waived for early partners.

Why this works now.

01

Fintech adoption is settled

Nigerians already save and invest from a phone, so the behaviour this depends on is settled.

02

The appetite is proven

Digital platforms showed Nigerians will commit money to what they can inspect on a screen.

Piggyvest, 4M+ registered users, publicly reported
03

₦59 trillion national market, 28 million unit housing deficit, starting in Abuja

The constraint is not demand but access to it, in amounts an ordinary earner can commit.

Publicly reported market estimates
04

Developers need non-bank capital

At prevailing rates, bank debt kills project margins.

05

Nobody is doing this in naira

Fractional platforms exist offshore. None holds Nigerian title in naira.

Questions worth asking.

A shareholding in the CAC-registered company whose only asset is that building or plot. You receive the register entry naming you, plus the title documentation and valuation report.

Those schemes pooled money into one balance sheet and paid earlier investors from later deposits. Here, money moves into a per-property account, the asset is a verified title you can inspect, and returns come from rent a tenant actually pays.

That is a structural difference, not a promise. Read the risk disclosure below.

Three routes: hold for the quarterly rent, list on the secondary marketplace, or take your share if holders vote to sell outright. The marketplace needs a willing buyer, so it is not a guaranteed exit. Treat these as long-horizon holdings.

The quarterly distribution falls or pauses. Rental income depends on occupancy. The SPV still owns the asset while re-letting is pursued.

The property belongs to the SPV, not to us, and your name sits on its register. We are the administrator. If we cease operating, the asset and your shareholding in it are unaffected, and administration passes on.

None. No tokens, no blockchain, no digital wallet layer. Naira in from a Nigerian bank account, naira out to one.
